Lake Union Partners and Mountain West Investment are collaborating on the development of this character office building located in Seattle’s Central Business District. 1012 First Avenue is a 33,000 square foot masonry building constructed in 1893 that has retained its original architectural character and is one of the oldest existing commercial buildings located along First Avenue north of Pioneer Square, just a block away from Seattle’s waterfront. The restoration includes a full structural retrofit and comprehensive updates to all mechanical systems as well as the addition of a “jewel box” rooftop penthouse office floor and deck. The rehabilitation strategy focuses on maintaining the existing character of the building for creative office use and a restaurant on the ground floor.
Stencil, is another project that Mountain West is working to develop with Lake Union Partners. Stencil is a boutique, 39 unit building with two unique live-work lofts and a prime corner retail space. Weathered steel, cedar and glass are combined for a clean and thoughtful façade with reclaimed timber beams flanking the retail entrances along East Union. The units offer modern finishes with exposed concrete flooring, floor to ceiling windows and well proportioned, open layouts.
